HUD will kick off Fair Housing Month with an Opening Ceremony on April 11, 2024. This event will highlight HUD’s efforts to protect fair housing rights and ensure that everyone can secure housing free from discrimination. The ceremony will highlight initiatives aimed at promoting diversity, inclusion, and equitable access to housing for all. 

Southern California’s Housing Market Revival

Amid the commemoration of Fair Housing Month, Southern California’s housing market has shown signs of resurgence. Recent data from CoreLogic reveals record-setting trends in both sales and prices. This suggests a potential awakening from a prolonged period of stagnation.

Sales Surge

In February, Southern California witnessed a remarkable 17% increase in home sales compared to January. This marks the largest January-to-February jump on record. This surge in sales, encompassing both existing and new residences, reflects a renewed interest in homeownership across the region. 

Price Appreciation

Accompanying the surge in sales is a notable uptick in median selling prices, which rose by 5% to reach $740,000. This represents the largest January-to-February gain in pricing recorded to date. While it is essential to approach these statistics with caution, they signal a potential shift in market dynamics. 

Factors Driving the Revival 

Several factors contribute to this resurgence in Southern California’s housing market. The bottoming of mortgage rates occurred in late 2023. This spurred increased activity as prospective buyers rushed to capitalize on favorable financing conditions. Also, builders have played a pivotal role by offering incentives and concessions, particularly in new home sales.

Examining county-level data provides further insights into the housing market’s dynamics across Southern California. Counties such as San Diego, Ventura, and Orange witnessed significant sales gains, underscoring the region’s broad-based recovery. Despite these positive trends, challenges remain, particularly concerning affordability and access to housing.
